A key challenge was to overcome the 4m road setback requirement noted in district plan guidelines. With a reduced setback the new house provides a landscaped public frontage with a patterned precast wall as a backdrop. This wall also provides acoustic shelter and screening to light filled courtyard spaces behind. Juxtaposed against the linear feature wall and in response to the street junction, the second storey of the development is defined as a crafted metal clad box with louver screens providing privacy.
